Mesa and the East Valley have decades of housing sitting side by side — mid-century block, 90s stucco tract homes, and new construction, sometimes on the same street. Each one takes different prep, and the age of a house usually tells us more about the job than its square footage does.

Rental turnovers on a hard date

There’s a lot of rental property out here, and turnovers run against a move-in day that doesn’t move. Tell us the date and we’ll work backward from it. Once a unit is empty, most single-family turnovers are a one- to two-day repaint.

Old texture and popcorn ceilings

Plenty of Mesa homes still have original popcorn ceilings or dated wall texture. If you’re repainting anyway, that’s the moment to deal with it — scraping and re-texturing costs far less while the room is already emptied, covered, and masked than it does as a separate job later.
